Services
We have a contractor and electrician on staff. Inspectors at Champ have performed over 20,000 inspections since the company was established. Not all inspection companies are the same, each offers different services for different prices. Champ's inspections are comprehensive (meeting and exceeding Arizona and ASHI accepted standards) and all-inclusive - no hidden costs. We do not charge extra for swimming pools, spas, evaporative coolers, or the age or the residence. We also look for mold and termites; all included.
Purchasing a home can be a complicated and stressful process. However, our certified home inspectors can help simplify the process and reduce your stress level. You will understand all major and minor flaws by the end of the inspection. We will give you an unbiased opinion of the residence taking the time to explain all our findings.
Field modifications to pre-manufactured structural members should not occur without structural engineering documentation. We recommend you obtain a copy of the documentation of the repair for your records. This inspection should be performed prior to your final walk-through with the superintendent - all utilities should be turned on.
Serious - By hiring a state certified inspector you're showing the builder that you are serious about the warranty process. Facilitate - The involvement of a third party helps to facilitate the reporting and repair process. Educate - We will educate you about the systems and components in the residence and be available to answer your questions long after the report has been completed.

Jim Champ is all of the above adjectives in my opinion. I contracted them to inspect my new home, it was a valued decision since several findings will save me money on my HVAC bill. Horror stories from my neighbors justified my decision to call Jim who was recommended by another neighbor who is a Realtor.

Jim was very responsive when contacted. When he showed up at the location he was very professional and thorough with the inspection. He was very knowledgeable and pointed out some things the realtor was not aware of. I received the report the next day. Format of report was easy to read, noting the issues we discussed. Overall, very pleased with the service. I would use Jim again if there was a need in the future, and highly recommend him.

I have purchased many houses in multiple states, and Jim is simply the best inspector that I have worked with. He is professional, knowledgeable, and very easy to work with. My last home is a brand new, custom build house, and I was not sure at the beginning if an inspection was necessary, but he found major issues that needed to be corrected, issues that I wouldn't be able to identify myself. Callahan is an excellent inspector! I have been referring Callahan for over 2 yrs now. As a realtor, he is on my preferred vendor list and my buyers always choose him - he is an owner/operator; thorough and patient - answers any and all questions we have. We are building our first home and used Champ Home Inspection for our pre dry wall inspection and intend to use them for our final inspection. Callahan Shea is very efficient and thorough. He answered us quickly and was able to do the inspection on short notice. We received the report same day. They are very reasonably priced and we were very pleased with the outcome.

I contacted Callahan on Saturday and he was out Monday morning to complete the inspection. He was very thorough with the report, pictures included! Those helped too. It was much easier to understand once I saw the pictures. He answered all of my questions and I fully understood the report. I now have a huge peace of mind purchasing my home. I absolutely LOVED my experience with Champ Home Inspection! I had the opportunity to have Callahan as my inspector and I was extremely impressed. He was very knowledgable and didn't have a problem explaining everything to me. I didn't have any questions at the end because he was just that thorough with my home and his explanations. When I received my copy of the report through email I was even more impressed!
There are times that you don't remember everything said after the inspection because it can be a bit overwhelming to be honest, but with the pictures in the report it made it SO much better! The report also has the text of problem areas highlighted in RED which makes it easy to find when referring back. I would highly recommend this company to anyone needing an inspection!
